This coverage provides for the repair of hidden defects. The maximum coverage for repairs is $15,000 for sellers and $5,000 for buyers.
What is a hidden defect?
A hidden defect is defined as a defect that renders the property unfit for its intended use, that could not have been detected by a proper inspection carried out by a building inspector, and that was unknown to the parties prior to the date of the deed of sale. The defect must be sufficiently serious such that, had the buyer been aware of it, they would not have purchased the property or would have paid a lower price.3
Delays and Cancellations
This coverage includes reimbursement of additional expenses caused by delays beyond the client’s control in completing the transaction or by the cancellation by either the seller or the buyer, up to a maximum of $15,000.
Special Condominium Assessments
This coverage includes special assessments declared by a condominium association during the transaction period, up to a maximum of $15,000.
